The 9 AM report

The full photo report reaches your buyer — and you, whenever they designate you — by 9 AM Pacific the next morning. If it's late, $50 comes off the invoice. That's company-backed, not a courtesy: it's written into the guarantee fine print, and the on-time record gets published once there's enough history to be honest about it.

Why it matters to you: a 17-day contingency with a 2–3 day report turnaround is a contingency on fire. Same-evening delivery gives your buyer the full window to read, price, and respond.

Clause 02

Published pricing

$399 condos & townhomes, $549 single-family to 2,500 sq ft, $799 to 4,000 — capped at $999, with complexity add-ons disclosed before booking. The website price is the invoice price.

Clause 03

Balanced findings

Every finding lands in one of three tiers — Safety, Negotiate, Monitor — with photos and rough local repair costs. Defects get documented; a 70-year-old beach bungalow doesn't get written up like a crime scene. The report distinguishes what can hurt someone, what's worth real money, and what's just a house being its age.

Why it matters to you: your buyer stays informed and your deal stays negotiable. Alarmist reports kill transactions that a measured, costed report would have closed with a fair credit.

Three findings in the house style — one per tier, drawn from the kinds of issues coastal-LA homes actually present. This is the exact register your buyer reads.

Tier 1 · Safety Finding 07 · Electrical

"This panel brand has a documented history of breakers failing to trip under fault. Recommend evaluation and replacement by a licensed electrician before close — typically $2,500–4,500 in coastal LA. Photographed with the dead-front removed."

Safety means: a condition that can plausibly hurt someone or cause major loss, flagged where visible and accessible. Used sparingly — never for drama.

Tier 2 · Negotiate Finding 14 · Plumbing

Original galvanized supply piping, ±70 years

"Functional today — pressure measured 48 psi, with noticeable flow restriction at two fixtures — but at the end of its service life. Repipe quotes in the beach cities generally run $8,000–15,000. A reasonable credit conversation, not an emergency."

Negotiate means: real money in the near term, documented with photos and rough local costs so the credit request starts from facts.

Tier 3 · Monitor Finding 31 · Exterior

Hairline stucco cracking, south elevation

"Consistent with normal settling and thermal movement. Seal and repaint at the next maintenance cycle; photograph and watch for widening. No action needed for close."

Monitor means: a house aging as expected. It goes in the report so nothing is buried — and stays out of the negotiation noise.

Every report also logs time on site, systems tested, and anywhere access wasn't safe or possible — with the documented reason. Defects documented, panic avoided.

  1. Call first. Daniel picks up or calls back the same day — the buyer, the agent, or the TC.
  2. Revisit. He returns to the property, documents the condition, and compares it against the report and photos.
