Finding specimens

Main panel, dead-front removed — heat discoloration at two breaker-to-bus connections.

Zinsco panel — a known brand-level breaker risk

What we found. The main service panel is a Zinsco, a brand installed widely across Southern California from the 1950s through the 1970s. The dead-front cover was removed — safe to do so at this inspection — and the breakers and bus bar were photographed. Two breaker-to-bus connections show heat discoloration.

Why it matters. Zinsco breakers have a documented pattern of failing to trip during an overload: the panel keeps feeding power into a fault instead of shutting it off, which is the one job a breaker has. From the outside the panel looks fine — that is exactly why this shows up in inspection reports and almost nowhere else. It is not a today-emergency; this house has run on this panel for decades. It is a risk profile you should not carry long-term.

What to do. Have a licensed electrician quote a panel replacement. This is a strong negotiation item, and some insurers now ask about panel brand before writing a policy.

FINDING 02 Safety Water heater · garage, northeast corner
40-gallon gas water heater — no straps at upper or lower third of the tank.

Water heater has no seismic straps

What we found. The 40-gallon gas water heater in the garage has no seismic strapping. California requires two straps — one in the upper third of the tank, one in the lower third.

Why it matters. In an earthquake, an unstrapped tank can walk off its stand or tip over, and a tipped tank can shear its gas connection. That is how a plumbing item becomes a fire item. The fix costs less than this inspection did.

What to do. Any plumber or handyman can strap it — a two-strap kit runs about $30. Ask for it to be completed before close; sellers rarely push back on this one.

FINDING 03 Negotiate Supply plumbing · crawl space, accessible sections

Galvanized-to-copper transitions corroding at two joints

What we found. The original 1954 galvanized supply piping has been partially replaced with copper — normal for this era of house. In the crawl space, two of the transition joints connect the metals directly, without dielectric unions, and both show the white-green corrosion bloom that pairing causes. Water pressure measured 68 psi at the hose bib — normal — and fixture flow was adequate at inspection.

Why it matters. When copper and galvanized steel touch, the steel corrodes faster — from the inside, where you cannot see it. Salt air accelerates the process in beach-city crawl spaces. The joints work today; the question is how many years they have left, and the honest answer is that nobody can tell you that from the outside of a pipe.

What to do. Have a plumber evaluate the remaining galvanized runs. This is a known, priceable scope — exactly what the Negotiate tier is for — and a reasonable credit request.

FINDING 04 Monitor Attic · north-facing sheathing, three bays

Marine-layer moisture staining — dry at inspection

What we found. Dark staining on the north-facing roof sheathing across three bays, observed from inside the attic. Moisture meter readings at the stains were 11–13% — dry — and no active leak, daylight, or damaged underlayment was found where accessible.

Why it matters. A few blocks from the water, this attic breathes marine layer most mornings from May through August. Cool, damp air condenses on the coldest sheathing — the north side — and over decades it leaves stains. The pattern here matches condensation, not a roof leak: even, diffuse, no drip trails below. This is what a 70-year-old attic near the beach looks like.

What to do. No repair needed now. Recheck each winter — a flashlight and ten minutes. If the staining darkens or readings climb past roughly 18%, adding eave ventilation is the usual next step.

FINDING 05 Monitor Foundation slab · garage floor + living room tile line
Garage slab — hairline crack under 1/16 in, no vertical offset side to side.

Hairline slab cracks — common in 1950s slabs

What we found. Hairline cracks in the garage slab and one at the living-room tile line, all under 1/16 inch wide, with no vertical offset from one side to the other.

Why it matters. Concrete shrinks as it cures and keeps moving a little with the seasons, and 1950s slabs were poured with less reinforcement than today's. Hairline shrinkage cracks are common in 1950s slabs and are not, by themselves, a structural problem. What matters is change: width, offset, or new cracks appearing.

What to do. Monitor annually — photograph each crack with a coin for scale so you can compare year to year. If one grows past roughly 1/8 inch, shows offset, or nearby doors start binding, bring in a foundation contractor for an evaluation.
